The 3 Phases

The Three Phases of Post-Construction Cleaning

Industry standard separates post-construction cleanup into three phases. We staff and price each one independently — you only pay for the phases you need.

  1. Rough Cleaning

    During or just after the rough construction phase. We remove debris, sweep large materials, and take down stickers and labels — preparing the space for trim, paint, and finish work.

  2. Light / Detail Cleaning

    After paint and finish work. The most labor-intensive phase: HEPA vacuuming, dusting, surface wipe-downs, and fixture detail to remove the construction-residue layer that coats everything.

    • Wipe doors, frames, and trim

  3. Final / Touch-Up Cleaning

    Right before owner walk-through or certificate of occupancy. Polish, sanitize, final detail, and a photo punch list so the GC can sign off and the owner walks into a finished space — not a finished job site.

  • Rough cleaning (during or after framing), light or detail cleaning (after paint and finish), and final or touch-up cleaning (right before owner walk-through). Each phase has different scope, intensity, and pricing.

  • It depends on phase and square footage. A final-only clean on a 2,500 sq ft home is priced very differently from a three-phase residential build or a tenant improvement. We bid from plans or a walkthrough.

  • A final clean for a 2,500–3,500 sq ft single-family home runs roughly one to two days with a full crew. Larger custom homes or commercial TIs can run longer. We commit to a date in writing tied to your CO timeline.

  • Yes. Manufacturer stickers, protective film, adhesive residue, and label glue are part of every detail and final-phase scope.

  • Yes. HEPA vacuums for drywall dust, including ceilings, ledges, vent covers, and inside cabinets. Concrete dust gets specific treatment to prevent floor smearing.

  • Inside cabinets and drawers — yes, every project. HVAC supply and return covers — yes. Full duct cleaning is a separate specialty service we can refer out.

  • Most of our post-construction work is GC-driven. We do standing-PO arrangements for production builders, project-by-project with custom builders, and one-off engagements for remodelers.

  • Yes. General liability and workers' comp. Insurance certificates filed with your office in advance — no scrambling on day one.

  • Yes — that's the most common engagement. We coordinate with your closing date, deliver a photo punch list, and stage the home for the owner walk-through.
