Top 10 Spots SWFL Vacation Rental Cleaners Always Miss

Your Airbnb looks spotless at first glance. Then a guest checks in, runs their finger behind the headboard, and leaves a 3-star review that costs you the next three bookings. In Southwest Florida's packed summer rental season, the difference between a 4.9 and a 4.6 rating almost always comes down to the same handful of overlooked spots.

We clean dozens of vacation properties every week across Cape Coral, Fort Myers Beach, and Naples. These are the ten places most turnover crews skip — and the ones your guests will absolutely check.

1. The Underside of the Toilet Seat Hinges

Guests notice this one fast. Hinges collect dust, hair, and residue that a quick wipe-down never touches. Lift the seat completely and clean around the bolts every single turnover.

In SWFL humidity, moisture gets trapped here and starts to smell within a week. A fresh-looking bathroom with a musty undertone is a review-killer.

2. Behind the Headboard and Nightstands

Dust bunnies, phone chargers from past guests, and the occasional sock — this is the single most-photographed "gotcha" spot on Airbnb review threads. Pull furniture at least six inches off the wall during every deep clean.

Rule of thumb: if a guest's phone could fall there, assume they'll look for it.

3. Ceiling Fan Blades (Top Side)

Every SWFL rental has them, and almost none get cleaned properly. The bottom of a fan blade looks fine. The top is coated in a gray fur that rains down the moment a guest turns it on high.

Picture a guest arriving after a long drive, flipping on the fan, and watching dust snow onto the fresh white comforter. That's a message you don't want in your inbox.

4. The Rubber Gasket Around the Washer Door

Front-load washers hide mildew in the folds of their door seal. In Florida's humidity, this spot can grow visible mold in days.

  • Pull the gasket back and wipe both sides
  • Check for standing water in the fold
  • Leave the door cracked between guests

5. Inside the Microwave Vent and Door Edges

Grease splatter builds up along the top edge of the microwave door and inside the vent grate above the range. Guests who cook — and Gulf-coast renters cook a lot of fresh fish — will open and inspect every appliance.

6. The Dishwasher Filter

Nothing ruins a stay faster than loading "clean" dishes into a dishwasher that smells like last week's shrimp. The filter at the bottom pulls out in seconds and should be rinsed every turnover during peak season.

7. Baseboards Behind Doors

When a door swings open, it hides a six-inch strip of baseboard that never gets wiped. Dust and sand — especially in Fort Myers Beach rentals — accumulate there and show up in guest photos.

Close every interior door during inspection. If the baseboard behind it is dusty, your crew missed it.

8. Lamp Shades and Light Switch Plates

Lamp shades collect a visible film of dust that glows under lamplight. Light switch plates collect fingerprints that photograph terribly in listing-quality lighting.

  1. Run a dry microfiber over every shade
  2. Wipe every switch plate and outlet cover
  3. Check the plates near the entry — guests touch these first

9. The Coffee Maker Drip Tray and Water Reservoir

Coffee is the first thing most guests reach for. A sticky drip tray or a reservoir with mineral buildup tells them exactly how the rest of the kitchen was treated.

Empty, rinse, and dry both components. Run a vinegar cycle monthly to handle Florida's hard water.

10. Patio Door Tracks and Sliding Screen Rails

In a SWFL rental, the lanai and patio are half the appeal. Sliding door tracks fill with sand, leaves, and dead bugs between guests. A gritty track that won't slide smoothly is one of the most common complaints we hear from new property managers.

If the door doesn't glide, the review won't either.

Why These Spots Keep Getting Missed

Most turnover crews work on a tight 2-to-4-hour window between checkout and the next check-in. When time runs short, these ten spots are the first to get skipped — because none of them are visible at a glance.

That's the exact gap we built our vacation rental process to close. Every CLARUS turnover follows a written checklist that includes all ten of these spots, and every job is backed by our redo-it-free satisfaction guarantee. If a guest finds something our team missed, we come back and fix it at no cost.
